FIRE RISK ASSESSMENT
WHY: The Regulatory Reform (Fire Safety) Order 2005 replaces previous legislation and applies to common areas of flats and maisonettes as well as commercial sites.

HEALTH & SAFETY RISK ASSESSMENT
WHY:Risk Assessments have been required by the Management of Health and Safety at Work Regulations since 1992 in all workplaces –common parts of flats and maisonettes are often workplaces.
Duty-holders are required to identify risks in workplaces and to reduce those risks as low as is reasonably practical. Risk assessments consider the nature of the hazards, who might be harmed, the likelihood of an occurrence, the likely impact or injury, what precautions are in place and what reasonably practical additional and/or alternative precautions can be put into place to remove or reduce the risk.
